Site Specific Policies and Allocations – First Regulation 25 Consultation
This is a response from the Yare Valley Society to the Initial Public Consultation on the sites proposed for development in Colney, Cringleford and Keswick.
The Yare Valley Society is committed to environmental conservation with a particular focus on the valley of the River Yare from Harford to Bawburgh. The Society has been in existence for more than 40 years and has wide local support with over 400 members.
We have consistently sought to ensure that the open character of the valley which marks the boundary between the City of Norwich and the District of South Norfolk should be maintained for its special landscape and wildlife interest, and have supported the Norwich City, South Norfolk and County Council planning policies which have been designed to protect and conserve the valley.
We have been encouraged by the support for these policies from central government and the Inspectorate whenever applications which would have damaged the valley have been rejected on appeal.
The need to maintain the valley as an essential green space and wildlife corridor through the western side of Norwich has become increasingly important with the pressures for development on both sides and the current proposals for major new economic and housing developments in Colney and Cringleford.
We are particularly anxious to see that the protection afforded by the current Local Plans is maintained in the new LDFs and are very concerned at a number of the sites in the valley which have been suggested for development.
Site 0025 Harford Farm Markshall Lane no suggested use Map 48
We strongly object to the proposals for development on this site. This site is a wide open space with exposed slopes of the Yare valley. These are important not only as part of the landscape of the Yare valley but also in the wider context of defining the boundaries of the built up city. Any development would be unacceptable as being seriously intrusive, as manifested by the unfortunate former potato store off the Caistor Road.
Site 0029 Land north of Watton Road Housing/Employment Map 26
We strongly object to the proposals for development on this site where it would be a new intrusion into the landscape of the valley, either on the floodplain or the valley slopes. The site rises from the floodplain and any development would be clearly intrusive when viewed from the north and east.
Site 0261 Hall Farm Colney Housing Map 26
The site 0261 is primarily parkland providing the setting of the Hall and is open land between Colney Hall and the village (north of the Watton Road). It is an important part of the river valley.
Site 0263 Ex RMC Washing Plant Employment Map 26
We strongly object to the proposals for development on this site where it would be a new intrusion into the landscape of the valley, either on the floodplain or the valley slopes.

Site 0266 Land fronting Watton Road between Colney Hall Drive and Hall Farm Yard Housing/Amenity Map 26
The open land between Colney Hall and the village (north of the Watton Road) is primarily parkland providing the setting of the Hall and an important part of the wider valley and we object strongly to the proposals for this site. It would be a new unacceptable intrusion into the landscape of the valley, either on the floodplain or the valley slopes.
Site 0635 Land at Shelans Farm, Mill Lane Housing Map 48

Site 0840 Land at Keswick Road no suggested use Map 48
We strongly object to the proposals for development on this site. It is predominately a small field with hedges and is clearly part of the valley floor. Any development would have a considerable effect on the landscape.
Site 0946 Land west of Ipswich Road Mixed use Map 48
We strongly object to the proposals for development on this site. This site is a wide open space with exposed slopes of the Yare valley. These are important not only as part of the landscape of the Yare valley but also in the wider context of defining the boundaries of the built up city. We support the proposed use of the site as community open space and of the maintenance of the natural character of the Bawburgh lakes.

We support the proposed use of the site as community open space and of the maintenance of the natural character of the Bawburgh lakes. The Society is not against all development in the valley and this suggested use is to be encouraged.

We strongly object to the proposals for development on this site where development would be a new intrusion into the landscape of the valley, either on the floodplain or the valley slopes. The use of this land for employment potential is quite unacceptable.
Sites 505a and 505b Cringleford Wood, amenity land and housing Housing Map 28
We strongly object to the proposals for development on this site. It is difficult to imagine any development of the floodplain. The loss of the woodland and the adjoining water meadows and marsh would be totally destructive of the natural habitat and of the valley landscape. These proposals are completely unacceptable.
